When you sell a home in Ireland, a valid BER certificate is legally required and the rating must be displayed in your advertisement. Beyond compliance, the BER is now a genuine selling point: higher-rated homes sell for more and faster, because buyers read the band as a signal of comfort, running costs and access to green mortgages. A few quick pre-sale wins can nudge your rating up before you list.

You cannot legally advertise a home for sale without a BER. Specifically you must:

Timing your assessment
