The Warmer Homes Scheme is Ireland’s programme for fully funded home energy upgrades for low-income households. Unlike standard SEAI grants where you pay the remainder, under Warmer Homes there is no cost to the homeowner. Works are 100% funded.
Who qualifies?
You may qualify if you receive any of the following:
- Fuel Allowance
- Job Seekers Allowance (for 6+ months)
- Working Family Payment
- One-Parent Family Payment
- Disability Allowance
- Invalidity Pension
- Blind Pension
- Carer’s Allowance
Plus all of:
- You own and live in the home as your principal private residence
- The home was built before 2006
- The home has a BER of E, F, or G (you don’t need a BER certificate; SEAI will assess)
What works are included?
A SEAI-registered contractor surveys your home and recommends appropriate upgrades. Common works include:
- Attic insulation (including pumped attic insulation)
- Cavity wall insulation
- Internal wall insulation (dry-lining) for solid walls
- Draft proofing and lagging jackets
- Heating controls
- Solar water heating (in some cases)
- Air-to-water heat pump (for homes eligible for full heating system replacement)
The contractor does all the work and SEAI pays them directly.
How to apply
Apply online at seai.ie/warmer-homes or call SEAI on 0818 072 400.
SEAI will:
- Verify your eligibility
- Add you to the waiting list
- Contact you when a contractor is available in your area
- Arrange a survey and then the works
Warmer Homes vs standard SEAI grants
| Warmer Homes | Standard grants | |
|---|---|---|
| Cost to homeowner | Zero | Typically 15–60% of total cost |
| Who manages project | SEAI / contractor | Homeowner (or OSS provider) |
| Who qualifies | Low income / welfare | Any homeowner (pre-2011 home) |
| Grant amount | 100% | Up to ~80% for some measures |
If you don’t qualify for Warmer Homes but have a medical card or welfare payment, you may still get enhanced grant rates under standard SEAI grants. Check the welfare rates for cavity wall insulation.
